Design & Approvals

Design drawn on your real survey

Most design problems start with an inaccurate base plan. We survey your site first, then design on that survey, so levels, boundaries, setbacks and existing structures are right from the first sketch.

Drawings are prepared by Daniel Buckley with our consultant team, and we coordinate the documentation through to lodgement on the NSW Planning Portal. One team holds your project from the first measurement to approval.

What we design

New homes

Concept to DA or CDC drawings for a new house, planned around your block's slope, aspect and setbacks.

Extensions and renovations

Additions and alterations designed on a measured survey or 3D scan of your existing home, so new meets old properly.

Granny flats

Secondary dwellings sited to meet setbacks, access and services, with the approval pathway confirmed early.

Sheds, carports and pools

Smaller projects done properly: drawings, site plan and the documents your certifier or council needs.

Subdivision and civil design

Lot layouts and civil engineering plans, from lot yield to registered plan, delivered with our survey team.

How it works

Fixed-fee stages, from first measurement to approval

Design projects run in stages. You can stop after any stage, so there's no big commitment up front.

  1. 1

    Site and feasibility review

What can be built, where, and what could stop it: setbacks, flood levels, sewer, bushfire and easements. Fixed fee, credited if you go ahead.

  2. 2

    Survey

Contour and detail, boundary, or a 3D scan of the existing building.

  3. 3

    Concept design

Layout options drawn on your real survey, not an old plan.

  4. 4

    DA or CDC documentation

Drawings, consultant coordination and lodgement on the NSW Planning Portal.

  5. 5

    Construction support

Set-out, height checks and work-as-executed surveys once building starts.

Development Application (DA)

Assessed by council against its local planning controls. Suits most projects that sit outside the standard codes, such as sloping or constrained sites and non-standard designs.

Complying Development Certificate (CDC)

A faster approval for projects that meet the NSW state codes, issued by a council or private certifier. Not every site or design qualifies.

The feasibility review tells you which pathway fits your site before you commit to drawings.
